How much power is available today?
18 MW is in service today, energized and revenue-capable. A further 12 MW is committed by 2028 under a utility letter of authorisation, taking the campus to about 30 MW. There is 100+ MW of campus potential over a longer horizon — potential, not committed capacity. The three figures should never be added together.
What does power actually cost?
$0.062 per kWh blended all-in, measured across 17 reconciled billing cycles covering 95 GWh delivered and billed. The energy-only commodity component is $0.042. These are figures from actual invoices, not a tariff estimate, and they sit before North Carolina's electricity sales-tax exemption.
Is the 18 MW live today the same as the expansion capacity?
No, and conflating them is the most common error in this market. The 18 MW live today sits on the existing distribution service. Incremental capacity beyond that is a transmission-level interconnect with its own substation, its own study and its own timeline.
How large is the site?
Approximately 207 acres in the core offering, across three tracts, with a further ~197 acres available as an option. Boundaries shown in any materials are offering geometry, not a recorded plat — final carve-out is subject to survey, subdivision approval and definitive documentation.
Where exactly is it?
North Carolina, roughly one hour from Charlotte. The precise location, parcel schedule and utility account detail are released under NDA. That is deliberate: this is an active transaction.
What is on site electrically?
A utility substation with 21 MVA installed — seven transformers at 3,000 kVA each, 12,470 V primary stepping to 415 V distribution. Built, energized and carrying load today.
What connectivity is available?
100G dual fiber, with direct carrier fiber physically on the property and two further carriers approved to extend for diverse-path redundancy. Round-trip latency is about 2.5 ms to Northern Virginia, 4 ms to Raleigh, 5.5 ms to Charlotte and 6 ms to Atlanta.
Can the existing operation stay during a build-out?
Yes. A land lease-back can keep existing load energized and revenue-covered while new capacity phases in, so an incoming operator is not paying to hold idle power while it plans and builds.
What North Carolina incentives apply?
A 100% sales and use tax exemption on qualifying data-centre equipment and software, a 100% exemption from the state's 7% electricity sales tax, and a corporate income tax stepping to 0% by 2030. Whether your build qualifies is a question for your tax counsel.
What is the asking price?
Pricing and deal structure are released under NDA alongside the full offering materials. Request site access and a principal will follow up.
What is in the data room?
Utility billing history, substation and electrical documentation, title and survey material, environmental reports, and the site plan set. Access requires a signed NDA.
What is not finished yet?
Several things, and we would rather you heard them from us. The full disclosure list — survey status, environmental determinations, geotechnical scope and fire flow — is provided under NDA with the diligence file. A seller who tells you everything is complete is not being straight with you.
